We undertook at full Central London search on behalf of Buro Happold culminating in a move from the West End to The Featherstone Building in Shoreditch. This industrial-inspired workspace with a contemporary finish was designed by Morris+Company to meet exacting sustainability credentials. Buro Happold took four floors with the benefit of their own exclusive rooftop terrace.
RX London was appointed by Buro Happold, a world-class engineering consultancy, to lead an exhaustive search for their new London headquarters. The brief challenged RX London to look beyond Buro Happold’s traditional West End location and consider options across Central London that would support the firm’s collaborative work style and sustainability goals.
Led by Frankie and Dan, the RX London team conducted a comprehensive market analysis, presenting Buro Happold’s partnership with innovative ideas across Central London. This approach ultimately led to the acquisition of 31,000 sq ft across four floors in The Featherstone Building, Shoreditch, including an exclusive 3,500 sq ft rooftop terrace.
The Featherstone Building, completed in April 2022, is a striking 126,700 sq ft industrial-inspired workspace designed by Morris+Company for Derwent London. The development offers exceptional sustainability credentials, achieving BREEAM Outstanding and LEED Platinum ratings, aligning perfectly with Buro Happold’s values and expertise in sustainable engineering.
RX London added significant value throughout the process, working closely with Buro Happold to refine their property strategy. The move from the West End to Shoreditch enabled the consolidation of Buro Happold’s operations from two buildings over multiple floors into a single, more efficient space further enhanced by the inclusion of an internal feature staircase to enhance connectivity between floors, fostering improved collaboration across the business.
The team’s expertise in negotiating with best-in-class developers, such as Derwent London, ensured Buro Happold secured favourable terms. RX London’s deep understanding of the client’s needs and the market landscape resulted in a clear decision by the Buro Happold partnership to select The Featherstone Building as their new London home, marking a significant shift from their traditional West End location to the vibrant Old Street district.
