65 Gresham Street, EC2
Design development & innovative marketing resulting in pre-leasing the entire 400,000 sq ft building ahead of vacant possession.
Designed by Squire & Partners, 65 Gresham Street is set to become a 400,000 sq ft headquarters building in the heart of the City of London. RX London advised JP Morgan Asset Management from Stage 0, guiding the project through design development with a focus on maximising the reuse of the existing structure. The considered approach enabled the creation of efficiently configured floorplates and high-quality specifications, which positioned the building to attract a pre-let. The collaborative efforts of the design team, supported by innovative technology, secured planning consent in 2024 for an additional 100,000 sq ft.

The soon-to-be pedestrianised Aldermanbury will offer an impressive arrival experience for occupiers. 65 Gresham Street features over 27,000 sq ft of private outdoor space, including three large landscaped terraces with panoramic views across the City from levels 8 to 12. The regular office floorplates, typically around 35,000 sq ft on the lower levels, maximise natural light and support efficient working environments. By reusing 85% of the existing structure and prioritising sustainable design, the building targets top-tier ESG credentials, including EPC A, BREEAM Outstanding, and a whole life carbon score that exceeds both GLA and RIBA benchmarks.

The pre-leasing campaign was launched at the end of Stage 2 design, leveraging a bespoke marketing suite and immersive digital presentations. This strategy enabled the successful pre-letting of the entire building to Squarepoint Capital on a long-term commitment, ahead of vacant possession. The building’s premium amenities, sustainable credentials, and the use of smart technology in marketing distinguished the project within the market.
