We provided strategic advice on the extensive refurbishment of the 66,000 sq ft building, which was beautifully designed in collaboration with MoreySmith to create a landmark office address in this iconic St James’s location.
Following the comprehensive renovation, which included a new façade, new communal roof terrace, and new commuter facilities, we successfully leased the 3rd floor to a US hedge fund at a record rent for Pall Mall. We subsequently completed lease regears with various existing tenants, helping to stabilise the asset and enhance its investment value prior to being marketed for sale.
The building was subsequently sold to Ares in conjunction with Appley Properties, who have retained RX London to help undertake the next phase of the business plan. This includes leasing the available 1st and 2nd floors, each offering 8,417 sq ft of exceptional office space in the heart of historic St James’s, adjacent to St James’s Palace.
