21 Bloomsbury Street is an 85,000 sq ft office building in the heart of London’s Bloomsbury conservation area, just a three-minute walk from Tottenham Court Road Station. Currently undergoing a major refurbishment led by Morgan Capital & Capital 38, the project is set to redefine sustainable office design while preserving the building’s historic character.

The redevelopment produces an impressive feature atrium cut through and interconnecting stair, leading to a café/lounge area, a wellness studio & best in class end of journey facilities. As part of the redevelopment, the building was extended at the rear and includes a brand-new sixth floor, plus a seventh-floor amenity pavilion.
Designed by Stiff & Trevillion, the building combines modern innovation with heritage architecture, offering over 4,500 sq ft of terracing throughout.

The project targets the highest sustainability credentials, including BREEAM Outstanding, NABERS 5*, WELL Platinum, and net-zero operation. With 95% of the original structure retained, 21 Bloomsbury Street is a benchmark for low-carbon, future-focused workspaces. Completion is expected in April 2025.

RX London advised Capital 38 & Morgan Capital on the design, development and leasing, resulting in a successful pre-let of the whole building to Creative Artists Agency.
