Pre-let 65,000 sq ft to Pension Insurance Corporation (PIC) in this BREEAM Outstanding development.

22 Ropemaker, EC2 brings more than 65,000 sq ft of BREEAM ‘Outstanding’ (2018) and WELL V2 ‘Platinum’ workspace to a prominent corner site just north of London’s Moorgate Station providing direct links to the underground network and Crossrail. The dynamic 26-storey building designed by Make Architects and delivered by CO-RE for client OPLM, integrates with the area’s existing urban grain through both form and materiality. RX London were bought in to advise on a new marketing campaign to enhance the profile and advise the client how best to drive further value on the remaining space following the clients initial leasing of circa 380,000 sq ft to Linklaters.
The building is designed as a series of stepped forms that protrude forward and recess back, facilitating a range of floorplates to suit different occupiers. The stepped form creates five generous landscaped terraces, delivering 17,000 sq ft of outdoor amenity space and greatly increases the site’s biodiversity. The amenity offer extends through to the end-of-trip facilities, comprising over 800 cycle spaces, including short stay spaces for visitors, along with high-end changing and shower facilities and a bike maintenance hub, all of which are accessed from a dramatic double-height cycle entrance.

RX London secured a letting on all of the remaining space to Pension Insurance Corporation ahead of Practical completion which was achieved in 2024.

“From RX London, Frankie and Dan, joined the team to help conclude the leasing programme on our Ropemaker development. They did so, having given balanced but honest feedback as part of the pitch process. We set about fine-tuning our approach, both in terms of emphasis and collateral. We were delighted to see them concluding a letting of 65,000 sq ft to Pension Insurance Corporation Plc, being all the remaining offices. A great result all round.”
