What might once have been seen as a banking hub full of suits and gilets, Canary Wharf is now home to a real mix of companies across a range of sectors, and it’s a very different place to work than it was even five years ago. Having spent some time around Canary Wharf and at The Cabot over the past few months, I can say it absolutely deserves its moment in the spotlight. So here we are – the RX Weekly Walkaround this week turns its focus to The Cabot, 25 Cabot Square.
First things first – the coffee
If you know me, you know I take my coffee very seriously. So, when I tell you that Old Spike, the coffee shop within the building, is serving one of the best coffees in Canary Wharf, please know that is not a statement I make lightly. A post-viewing cortado here is absolutely spot on – and as the ultimate coffee snob, that is very high praise. Asides from the coffee, Old Spike are big on social value. They plant a tree for every bag of coffee sold and run barista training programmes to help people experiencing homelessness get back on their feet.
For anyone who has ever been handed a lukewarm flat white in a building reception, this is the opposite. A proper independent coffee shop, doing things the right way, right in the reception of the building. If you fancy a flat white on me, get the viewings booked in or come and take a look!
The building itself…
When you first arrive at The Cabot you immediately get a sense that this is a building that has been thought through properly. Above the reception there is a mezzanine lounge area, which is the perfect space for an informal breakout space. Grab your coffee from the Old Spike and head up for a catch-up with a client or a quick debrief with your colleague between meetings.
We currently have the 12th floor available which is 24,534 sq ft. However, we can be very flexible in what we can offer here and well versed in split and fit combinations depending on exactly what an occupier needs. Whether you’re looking for the whole floor or something more tailored, it’s worth having a conversation.
And then there are the views… The 12th floor has some stunning panoramic views over Cabot Square and across the river towards the City and beyond. Nothing beats a great view!
Amenity on the doorstep
This is where The Cabot really starts to stack up.
- Need to squeeze in a workout? Nuffield Health is within the building, and membership is only available to occupiers at The Cabot. No more queuing for benches…
- Post-work drinks sorted. Electric Shuffle wine bar is just across the square, and the perfect spot to fall into at the end of a busy workday.
- Fancy some Padel? Padium, the premium indoor padel club is over the road on Bank Street. You can get involved in tournaments, corporate events and community activities.
Canary Wharf has everything you need… From markets and live music to open water swimming and padel, there’s a lot to keep you busy. On the estate, there are also 20 acres of green spaces and there’s even a 50-metre floating lido planned in Eden Dock for 2026. What a place to work, and it’s only getting better!
The Elizabeth Line – the game changer!
I won’t go on about this because everyone knows it, but the Elizabeth Line has been genuinely transformative for Canary Wharf’s accessibility. What was once a slightly awkward journey from West London or the City is now fast, frequent, and easy. Bond Street to Canary Wharf in under 15 minutes. Paddington in around 20. It has opened the location to a whole new pool of occupiers
The bottom line…
The Cabot ticks a lot of boxes – a well spec’d building, flexible space offerings, exceptional on-site and nearby amenity, and a location that is well connected and increasingly being considered as an option for occupiers. Add in one of Canary Wharfs best coffees right in the reception of the building… what more do you need!
