When I began to write this article, I realised it was turning into more of a historical piece than a marketing piece, but the area’s rich history is undeniably a big part of what draws me to 45 Pall Mall. Well here we go then, and please bear with, as I hope you enjoy this week’s history lesson RX Weekly Walkaround on 45 Pall Mall https://rx.london/property/45-pall-mall-london/.
45 Pall Mall is prominently situated towards the north-western end of the renowned Pall Mall in St. James’s. Now let the history lesson begin. The name for the submarket “St. James’s” derives from a leper hospital dedicated to St. James that stood there in medieval times. In the 1530s, Henry VIII built St. James’s Palace which then became the focal point and increased the notoriety of the area. The name “Pall Mall” comes from a 17th-century game called pall-mall (similar to croquet), played along the long alley just to the north of St. James’s Park. When this game fell out of fashion, the area was built over and developed into one of London’s most stylish residential streets, lined with the grand townhouses we see today.
Clearly if you like the finer things in life, St. James’s is the place to be. I won’t pretend that I eat at The Ritz, workout at Equinox gym or frequent the Royal Automobile Club, but from what I’ve heard, they’re not too shabby. Fortunately, no membership is needed to relax and unwind in the tranquil St. James’s Square which is moments away from your front door at 45 Pall Mall. Luckily, I’m also allowed into St. James’s Park which is home to my favourite viewpoint in London as you’re crossing The Blue Bridge with views westwards across the lake to Buckingham Palace, and eastwards to Whitehall and the London Eye. Naturally the pelicans warrant a mention which have been roaming St. James’s Park since they were first introduced as a gift from the Russian ambassador in 1664.
45 Pall Mall reflects the luxurious local area immediately as you enter the MoreySmith architecturally designed reception with finishes reminiscent of a 5-star hotel. Notwithstanding the abundance of local amenity, the building itself boasts 3,477 sq ft of amenity space which includes a substantial south-facing roof terrace on the 8th floor which is furnished and benefits from views of every London landmark you would hope to see. A fully equipped catering kitchen on the top floor ensures seamless hosting of client and staff events, in keeping with the sophisticated St. James’s lifestyle.
Now let’s get on to the floors themselves. 8,500 – 17,000 sq ft of newly refurbished contiguous Cat A space over 1st and 2nd floors, finished to the highest specification. Clean, efficient floorplates with generous ceiling heights and a configuration that maximises flexibility and easily adapts to suit any tenant’s fit out needs. Windows on all elevations, with natural light that pours through the full-height windows on the southern Pall Mall elevation with quintessential St. James’s views along Pall Mall. Whether over one or two floors, 45 Pall Mall lets you easily shape a bespoke office against the backdrop of St. James’s timeless streetscape.
Finally after a day of soaking up the St. James’s lifestyle, you have a short commute to Green Park, Piccadilly Circus or Charing Cross stations. Good luck however getting to one of those stations without being tempted by the wealth of local amenity enroute. Whether it’s clothes from Jermyn Street, dinner at Maison Francois, gifts from Fortnum & Mason or a bottle of claret from Berry Bros (Britain’s oldest and most distinguished wine merchants), beware of the temptations.
In short, 45 Pall Mall offers an exceptional opportunity: 8,500–17,000 sq ft in a sought-after St. James’s location, with a building and on-floor experience to match its prestigious address.
