Kajima Properties Europe (KPE) has secured planning consent from Westminster City Council for the refurbishment and modernisation of 27 Soho Square.
The European asset management arm of Tokyo-listed Kajima Corporation will upgrade the 31,000 sq ft office building. Drawn up by Gibson Thornley, the approved masterplan will modernise the asset’s structural and sustainability infrastructure to target BREEAM Excellent and EPC A ratings.
The retrofit scheme includes the creation of new private outdoor terraces on the fourth and fifth floors, alongside a dedicated ground-floor and partial basement commercial space. It will also include end-of-trip amenities with showers, changing facilities, and secure bicycle storage.
Positioned within the Soho Conservation Area, the property sits adjacent to the Elizabeth line at Tottenham Court Road station. The transaction forms part of KPE’s value-add office strategy, which focuses on acquiring and repositioning central London assets. The approval comes as KPE prepares a planning submission for later this year for One St John’s Square in Farringdon, which it acquired in November 2025.
To manage its scaling pipeline, KPE recently expanded its development division, appointing former Landsec executive Ian Patillo as senior development manager.
Tim James, investment director at KPE, said: “As occupier demands intensify, the refurbishment of 27 Soho Square will reposition the building as a high-quality, highly desirable workspace in one of central London’s most sought-after locations. This announcement represents an important step delivering our London value-add workspace strategy and creating a best-in-class asset with enduring occupier appeal.”
RX London have been appointed to lease the building. Please contact Jordan Adair, Jack Rose or Hannah Buxton for more information.
